The problem
You've done the research. You know what you want in your home: clean air, safe materials, a structure that stays dry. Then the contract arrives, and none of it is there.
Most builder contracts are written to protect the builder. They rarely mention moisture limits, material substitutions, or testing. When those details aren't in writing, they're open to interpretation, and you're the one living with the result.
Cristina Greenfield, J.D., is a Texas-licensed attorney and Certified Passive House Builder who helps families across the country build and renovate homes that support their health. She created this checklist after seeing too many health goals lost between the design meeting and the job site.
What's inside
Questions to confirm your health specifications are part of the contract
How to control material substitutions
Moisture and mold prevention terms to look for during construction
What testing and verification should be required, and what happens if a test fails
What you should receive at closing to keep your home healthy
