START HERE: Week #1 Protecting your home during rainy season
Hey, Homies.
It's crucial to stay on top of maintenance tasks to protect your investment and health, ensuring a safe and comfortable living space for years to come. With the rainy season approaching, it's time to focus on preparing your home to withstand the elements.
This week, we're covering the essential tasks to tackle before, during, and after the rainy season.

System/Seasonal Maintenance
The rainy season in TX is March-May and sometimes early Fall (Sept-Oct).
Schedule a Roof Inspection
Before the rainy season hits, it's essential to have your roof inspected by a professional. Call and schedule an inspection this week.
They will check for any issues with service penetrations, shingles, gutters, and flashing. Addressing these problems before the rain arrives can save you from costly water damage down the line.
Clear Debris from Gutters
Clogged gutters can cause water to overflow and potentially damage your home's foundation. Take the time to clear any debris, such as leaves and twigs, from your gutters to ensure proper water flow.
Assess Gutters While you’re cleaning, take the opportunity to assess your gutters' performance. Assess again during a rain event if possible. Check for any water escaping from seams and ensure that water is flowing out and away from your home without causing erosion. If necessary, consider installing gutter extenders to direct water further away from your foundation.
Weekly Maintenance
Clean dehumidifier bucket and vacuum the filter (remove the bucket and use soap and water to scrub. Dry thoroughly. Vacuum filter to promote unimpeded air flow).
Wash all bedding (Tip: wash in the order you make the bed. Ex: wash sheets first as these are the first things back on the bed. Next wash blanket, then duvet insert, then duvet cover last. Make the bed as you finish each item and they’re thoroughly dried and cooled).
Dust and vacuum all floors (paying particular attention to any carpets).
Vacuum air returns and supply (use either your vacuum attachments or use a handheld vacuum. Just hit the outside of the return and supply vents to stop dust and debris from accumulating inside).
Monthly Monitoring
At least once a month, take the time to watch how your home sheds water during a storm (if it's safe to do so). Look for any issues with drainage or grading, and check for water pooling and puddling outside.
During or after a rain storm, use a moisture meter and thermal camera inside your home around potential "weak" spots (such as windows, doors, and service penetrations) to ensure no water is entering unintentionally.
Don't forget to enter your attic during a storm and listen for any anomalies that could indicate leaks or other problems.
Inspect and Repair
Once the rainy season has passed, thoroughly inspect your home for any signs of water damage or leaks. If you discover any issues, address them promptly to prevent further damage.
Plan for the Future
Take note of any areas that need improvement and plan to tackle these projects before the next rainy season arrives. This may include upgrading your gutters, improving drainage, or fixing any leaks discovered during the season.
